Valuable land, but still lying idle?
You are not alone. Many families in Selangor face the same situation:
-
Inherited land shared by many heirs. Each share is too small to develop, and the family finds it hard to agree.
-
Old agricultural land left idle. Quit rent keeps being paid, the undergrowth spreads, and the risk of encroachment grows.
-
You want to develop, but have no capital or time. Conversion, approvals and construction are too complicated.
-
Big developers are not interested. They look for hundreds of acres, not 1 to 8 acres.
JV with RumahHQ: you contribute the land, we handle the rest.
In a joint venture (JV), you contribute the land. RumahHQ contributes the expertise, capital and work, from approvals to construction and sales. When the project is complete, you receive the share agreed from the start.

-
More meaningful value
Receive finished homes, returns from sales, or a combination of both, not just the price of raw land.

-
2

Inherited land? Heirs can receive homes, as the family agrees.
Instead of land divided into small, unusable pieces, the land is developed as one project. The family's share is then distributed according to the heirs' agreement, for example one heir, one home.

- A clear and transparent distribution schedule

|---|---|
| Abandoned project | Construction starts only after the project's buyers and financing are secured. |
| Approvals drag on | If approval is not obtained within the agreed period, the land returns to you in full. |
| Units completed late | The landowner's units are prioritised in the first phase. |
| No information | Monthly progress reports and regular site photos. |

Frequently asked questions
Do I need to put in capital?
No. Development costs are borne by the developer. You contribute the land.
How much will I receive?
It depends on the location, size and status of the land. The preliminary feasibility report will show realistic options for your land. We do not use package rates.
My land is agricultural land. Can it be developed?
Often it can, subject to approval of the change of land-use condition and planning. We check this in the preliminary report.
The inherited land has not been divided. Can we start?
You can start with a discussion and the preliminary report. The JV agreement is signed after the ownership status and the heirs' agreement are clear.
Does the free report bind me?
No. The preliminary report is free and carries no obligation.
Which areas do you focus on?
Klang, Kuala Langat, Shah Alam, Sepang, Hulu Langat and Kuala Selangor.
Do I have to hand the original title to the developer?
Not necessarily. How the original title is kept, for example by a lawyer as stakeholder, can be included in the agreement. If you hand over any original document, ask for a written acknowledgement of receipt.
What is a power of attorney, and must I sign one?
It lets the developer sign certain documents, such as approval applications, on your behalf. Its scope can be limited to named tasks, and how it is revoked if the agreement ends can be included in the agreement.
Who pays the premium for changing the land-use condition?
This is negotiated. The National Land Code allows the State Authority to make its approval conditional on a further premium. Who bears it, together with survey and title fees, can be included in the agreement.
How do I know whether a developer is licensed?
Search the company name in KPKT's TEDUH portal, under the list of licensed developers and the licence and permit search. Also check SSM records and the CIDB registration of the builder. RumahHQ today: Housing developer licence (KPKT): not yet obtained. A licence and advertising & sales permit (APDL) are obtained for each project before any sale opens.
Is my JV share taxed?
It may be, depending on the structure and your circumstances. Tax is outside what we can advise on, so please speak to a tax adviser before you sign.
When will I receive my share?
Units are handed over after completion and the CCC. Cash is paid according to the schedule in the agreement. A detailed timeline is given in the JV proposal.
