Our Team

RumahHQ Development Sdn Bhd is a housing developer (pemaju perumahan) in Klang, Selangor. A developer is the company that turns land into a housing project: it secures the land, obtains the approvals, designs the homes, has them built, sells them and hands them over. This page explains how our team is organised to do that, what each function does for you as a buyer or a landowner, and where AI helps and where people decide.

The people

Team profiles will appear here once each member has agreed to publication.

We publish a person's name and photo only with their written consent. That is why this list may be shorter than the team itself.

How the team is organised

A housing project passes through six kinds of work. Each is owned by a function in our team. One person may cover more than one function, but every function has someone who is answerable for it.

The six functions of RumahHQ's team and what each means for buyers and landowners.
FunctionWhat it doesHow it helps buyersHow it helps landowners
Land acquisitionFinds and assesses land, studies its title, size, access and surroundings, and discusses joint ventures (JV) with landowners. A JV is an arrangement where the landowner provides the land and the developer develops it, with each side's share set in an agreement.Homes are planned on land that suits the buyers who registered interest in that area.Prepares a preliminary feasibility report for your land at no charge and explains the options in plain language.
Planning and approvalsPrepares and follows up the submissions a project needs from the authorities, working with licensed consultants such as town planners, architects and engineers.A project is launched with its approvals in place, so what you see is what can be built.Explains which approvals your land would need and what stage each one is at.
DesignTurns demand data and the site into layouts and house designs, working with architects and engineers.Designs follow what registered buyers asked for: size, number of rooms, budget range.Shows how many homes could reasonably fit on the land, in the feasibility report.
Construction and project managementPlans the schedule, manages the builders and suppliers on site, checks quality and reports progress.Every project has a public progress page, so you can follow construction without having to chase anyone. You can see the progress of the project on your land in the same place.
Sales and financing support (sales and LPPSA team)Handles Daftar Minat (registration of interest), checks buyers' eligibility for LPPSA or bank financing before launch, and guides the paperwork. You learn early whether your financing is likely to work, before you commit to anything.Launch happens only when there are enough qualified buyers, which lowers the risk of a stalled project on your land.
Customer care and handoverAnswers questions after purchase, runs the handover checklist and handles defect reports. At handover you inspect your home against a checklist, and defects are reported and tracked with a service level.Keeps you informed until the last home on your land is handed over.

How a buyer's request moves through the team

  1. Daftar Minat You register interest. Free, non-binding, no unit held.
  2. Eligibility check The sales and LPPSA team checks LPPSA or bank eligibility with you.
  3. Launch Only when qualified registrations reach at least 1.5 times the homes.
  4. Construction Progress is posted on the project's public page.
  5. Handover You inspect your home against the handover checklist.

How a landowner's enquiry moves through the team

  1. Land details You send the lot, location and title details.
  2. Assessment The land team studies the title, access, size and demand in the area.
  3. Feasibility report A preliminary report: layout, estimated homes, JV compared with selling.
  4. Agreement Terms are discussed and written into an agreement, with your own lawyer.
  5. Approvals and build Planning, design and construction follow, with progress you can see.

Example: one buyer's journey through the team

Aida is a teacher who wants a landed home in Selangor. She fills in the Daftar Minat form for an upcoming project. It is free, non-binding and does not reserve a unit.

Aiman, our AI assistant on WhatsApp, answers her first questions. A person from the sales and LPPSA team then reviews her details and explains what she needs for an LPPSA eligibility check.

Once registrations from qualified buyers reach at least 1.5 times the number of homes, the project launches. Aida chooses her home. Construction and project management post progress on the project page, and customer care walks through the handover checklist with her when her keys are ready.

Five functions touched Aida's purchase. She dealt with one conversation thread, and a person was answerable at every step.

AI and people: who does what

We use AI because software can do much of the routine work: sorting registrations, answering common questions, preparing first drafts and flagging risks early. But a machine does not own a decision. Our rule is simple: data informs; people take responsibility.

Where AI assists and where a person decides.
TaskWhat AI doesWhat a person does
Answering questionsAiman, our AI assistant, answers common questions on WhatsApp and collects the details needed.Takes over when the question needs judgement, and makes any commitment.
Demand for a projectCounts and groups registrations of interest by area, budget and house type.Decides whether and what to launch.
Financing pre-checkOrganises the information you give and flags missing documents.Reviews your case and explains it to you. Approval itself is always by LPPSA or the bank.
Land assessmentGathers data on location, access and nearby demand.Visits the land, reads the documents and signs off the feasibility report.
Construction progressOrganises site photos and schedule updates.Inspects the work and approves what is published.
Handover and defectsLogs defect reports and tracks them against the service level.Inspects, fixes and closes each defect.
Aiman is an AI agent, not a person. If you prefer to speak to a person, just say so in the chat and Aiman will pass you on.

Our principles

  • Certainty

Financing, cost, schedule and quality you can rely on. That is why eligibility is checked before launch and why projects launch only on proven demand.

  • Transparency

Progress you can see, reported honestly. Every project has a public progress page, including when something is late.

  • People decide

Data informs; people take responsibility. A person, not a system, is answerable for each decision.

  • Listen first

We listen first, through Daftar Minat, and launch only once qualified registrations reach 1.5× the number of homes.

  • Plain language

We explain terms such as SPA (Sale and Purchase Agreement), VP (vacant possession, when the home is handed to you) and DLP (defect liability period, the period after handover when the developer must repair defects) before you need them.

Common misunderstandings

"If it is AI, no one is responsible."
Not so. AI prepares and sorts; a person reviews and decides, and the company is answerable for the result.
"The sales and LPPSA team approves my loan."
No. Only LPPSA or your bank approves financing. The team helps you check eligibility and prepare documents.
"Registering interest means I have a unit."
No. Daftar Minat is free and non-binding and does not hold a unit. You choose a home only at launch.
"The land team decides my share of a JV on the spot."
No. Any terms are set out in a written agreement that you review, preferably with your own lawyer.

Questions about the team

Can I speak to a person instead of Aiman?

Yes. Aiman answers common questions and connects you with the right person in the team. Ask for a person at any time in the chat.

Why are so few names shown on this page?

We publish a team member's name and photo only when that person has agreed in writing. Profiles are added as consent is given.

Does AI decide whether I qualify for a home?

No. Financing is approved only by LPPSA or the bank. Our team checks your eligibility with you before launch so you are not surprised later.

Who do I contact after I receive my keys?

Customer care handles questions and defect reports after handover. You can start on WhatsApp with Aiman, who logs the report and passes it on.

Who will I deal with if I bring land to RumahHQ?

Your first contact is usually Aiman or the land team. The land team prepares your feasibility report and stays with you through the discussions.
