About RumahHQ

RumahHQ Development Sdn Bhd is a housing developer in Klang, Selangor. Our first landed housing project is being planned, and for every project we will build only for buyers who are already approved to own a home. Behind it is the RumahHQ team's experience helping civil servants build homes financed through LPPSA.

That experience shows where home buying often goes wrong: homes built before anyone knows who can finance them, and buyers who learn too late that their financing will not be approved. So RumahHQ Development Sdn Bhd reverses that order: first find out who needs a home and who can finance it, then build.

Vision

To be Malaysia's most trusted housing developer, where every home is built for a buyer who is already approved to own it.

In practice: no home is built on a guess. Buyers do not wait for a house they may not be able to finance, and a project is not built for buyers who do not exist yet.

Mission

Use data and AI to decide what to build, where and for whom; finance it through the rails our buyers already trust; build it faster and more transparently than anyone at our scale.

What, where and for whom
Registrations of interest and land screening tell us which homes are needed, in which districts, and by whom.
Trusted financing rails
LPPSA, CIMB Bank and Maybank, the financiers our buyers already use.
Faster and more transparent
Industrialised building systems (IBS) where they suit the design, a daily site record and public progress pages.

Values

Three values decide how we work when a choice is hard.

  • Certainty

Financing, cost, schedule and quality you can rely on.

For every project, we will check financing before launch, announce prices once at launch, publish progress and hand over with a checklist, so you are not left guessing at any stage.

  • Transparency

Progress you can see, reported honestly.

For every project, progress will be recorded on site every day and published with dates and photos. Our defect reporting against the service level is published once the first project is handed over.

  • People decide

    Data informs; people take responsibility.

AI gathers and sorts the information, but every important decision is made, and owned, by a person. On WhatsApp, Aiman, our AI assistant, hands over to a person whenever you ask.

How we work

Two ideas run through everything we do: we listen before we build (demand first), and AI supports people's decisions rather than replacing them.

Demand first, step by step

  1. Listen Every project first opens for registration of interest. Buyers tell us what they want.
  2. Check Registrants who ask are helped to check their financing readiness.
  3. Prove demand A project launches only when qualified registrations reach at least 1.5 times the number of homes.
  4. Launch Prices and sales information are announced after the advertising and sales permit is obtained.
  5. Build Construction starts when sales and financing thresholds are met, so the project can be completed.
Demand first at a glance, from listening to buyers to building. The example below shows why 1.5 times.

Example: why 1.5 times?

For 40 homes, at least 60 qualified registrations are needed (40 × 1.5). Because Register Interest is non-binding, not everyone who registers will buy, so the margin helps make sure the homes built are homes that will be bought and financed.

What "registered with CIDB at Grade G4" means

Details: Act 520, the seven CIDB grades, and how registration differs from a developer licence

CIDB (the Construction Industry Development Board Malaysia) is the statutory body that registers companies carrying out construction work. Under section 25 of Act 520, registration is required before a company carries out and completes construction work in Malaysia.

CIDB places registered companies in seven grades, G1 to G7. Each grade has its own limit on the value of work it may tender for, with its own paid-up capital requirement, and the limit rises with the grade. RumahHQ Development Sdn Bhd is registered at Grade G4, the fourth of the seven.

The exact limit for each grade is published by CIDB.
GradeLimit on the value of work (CIDB grade table)
G1, G2, G3Lower limits, rising with each grade
G4 (RumahHQ)A middle limit
G5, G6Higher limits
G7No limit

CIDB registration and a housing developer licence are two different things. The licence and the advertising and sales permit (APDL) are issued by KPKT under the Housing Development (Control and Licensing) Act 1966, and you can check their status for any developer on KPKT's TEDUH portal.

What "registered on the LPPSA, CIMB Bank and Maybank panels" means for you

Details: what registration on these panels means, and what it does not mean

LPPSA is the government body that provides home financing to eligible civil servants. CIMB Bank and Maybank offer home loans to the public.

What it meansWhat it does not mean
RumahHQ is registered on the panels of these three financiers. It is not approval of your financing. LPPSA or the bank decides on your application.
Our sales and LPPSA team helps you prepare your application and connects you with LPPSA or our panel banks. It is not financial advice. We do not give legal, tax or financial advice.
You can ask for an eligibility check when you register interest, before a project launches. It is not a developer licence. That is issued by KPKT.

Questions about the company

What is RumahHQ's CIDB registration?

What is RumahHQ Development Sdn Bhd?

RumahHQ Development Sdn Bhd is a housing developer in Klang, Selangor. Our first landed housing project is being planned, and for every project we will build only for buyers who are already approved to own a home. Behind it is the RumahHQ team's experience helping civil servants build homes financed through LPPSA.

How does RumahHQ use AI?

People make the decisions; AI helps. Our systems bring data together for land screening, feasibility and costing, and approvals tracking, and for every project will support daily site reporting and defect tracking. Every important decision is still made, and owned, by people.

What is the difference between CIDB registration and a housing developer licence?

They are two different things. CIDB registration is required by section 25 of Act 520 before a company carries out construction work in Malaysia. A housing developer licence and an advertising and sales permit are issued by KPKT under Act 118 to sell the homes in a project, and their status can be checked on the TEDUH portal. RumahHQ project prices appear only on a launched project page together with those licence and permit details. RumahHQ today: housing developer licence (KPKT) not yet obtained. A licence and advertising & sales permit (APDL) are obtained for each project before any sale opens.
