Partner With Us

RumahHQ Development Sdn Bhd is a housing developer in Klang, planning landed homes in Selangor. We work with a small number of partners who share our standards: registered, honest with buyers and landowners, and able to deliver what they promise. This page explains what we look for, how onboarding works and which documents to prepare.

What we look for in each type of partner

The points below are general. The exact requirements depend on the role and the project, and we will tell you what applies before any work starts.

Real estate agents

In Malaysia, estate agency is a regulated profession. The Valuers, Appraisers, Estate Agents and Property Managers Act 1981 (Act 242) defines a negotiator as a person employed by a registered estate agent to assist in the estate agency practice. The board that keeps the register is the Board of Valuers, Appraisers, Estate Agents and Property Managers (in Malay, Lembaga Penilai, Pentaksir, Ejen Harta Tanah dan Pengurus Harta; LPEPH, also written LPPEH).

Two terms you will see: a REA (registered estate agent) is the licensed estate agent who runs the agency; a REN (real estate negotiator) works under that REA and carries a REN registration number.

We look for negotiators and agencies who are registered with the board, who understand LPPSA and first-home buyers, and who explain things honestly. For a project that has not launched, an agent may only help buyers fill in Daftar Minat (registration of interest), which is free, non-binding and does not hold a unit. Agents must not quote prices for a project before it launches.

Suppliers and subcontractors

We need building materials, IBS (Industrialised Building System, meaning components made in a factory and assembled on site) and trades such as roofing, plumbing, electrical and finishing for our sites in Selangor.

Contractors who carry out construction work must be registered with CIDB (the Construction Industry Development Board Malaysia) under section 25 of the CIDB Act 1994 (Act 520), subject to the exemptions in the Act. We look for a valid CIDB registration in the right category, reliable delivery, consistent quality, safe work practices and clear pricing.

Consultants

Architects, civil and structural (C&S) and mechanical and electrical (M&E) engineers, quantity surveyors, land surveyors and town planners each register with their own board. We look for current registration, experience with landed housing, clear drawings and reports, and the ability to work from shared data rather than paper.

Financial institutions

We work with financiers who offer home financing to our buyers or development financing for projects. Our buyers are mostly civil servants using LPPSA, and also buyers using bank loans for the first time. Bank Negara Malaysia publishes a list of licensed financial institutions that anyone can check.

How onboarding works

  1. Send an enquiry Use the form above and choose your partner type.
  2. First review We read your enquiry and may ask for the documents listed here.
  3. Conversation A call or meeting to understand your work and our needs.
  4. Checks We verify registrations with the relevant boards and bodies.
  5. Start small Where there is a fit, we begin with a defined scope and review together.

Not every enquiry leads to work.

Example: a roofing subcontractor

Syarikat Atap Maju (a hypothetical company) installs roofs for landed homes in Klang. The owner fills in the form, chooses "Supplier & subcontractor" and describes the kind of houses they usually work on.

At the first review we ask for the company's SSM registration, its CIDB registration certificate and a list of recent jobs. In a short call we discuss team size, safety practices and how they report progress.

We check the CIDB registration, and agree a defined first scope. After it is completed, both sides review how it went before any larger scope is discussed.

Common mistakes

Sending a brochure without registrations
A good profile helps, but the first thing we check is registration. Put your SSM, CIDB or board numbers in the message.
Agents promoting a project before launch as if units are available
Before launch there is only Daftar Minat. No unit is held and no price is quoted.
Letting a registration lapse
Registrations can lapse if they are not renewed. Tell us when yours is renewed so our records stay correct.
Choosing the wrong partner type
Pick the type that best matches your main work. If you do several, say so in the message.

Questions from partners

Can I introduce buyers to RumahHQ if I am not a registered negotiator?

We work only with negotiators and agencies registered with the board (LPEPH). If you are not registered, you are still welcome to share our Daftar Minat page with people you know.

Do you work outside Selangor?

Our sites are in Selangor. Suppliers and consultants based elsewhere can still enquire if they serve projects in Selangor.

Can I apply as an individual rather than a company?

Yes, for example as a registered professional. Leave the company field empty or write your practice name.

How will you use the information I send?

Only to consider and respond to your enquiry, as described in our privacy notice. You give consent in the form before sending.

Can I send my company profile?

Describe your work briefly in the message. If there is a possible fit, we will ask for your profile and the documents listed on this page at the first review.

General information only, not legal advice. Check the current requirements with the relevant board or authority.
