2. Information only, not an offer
Content on this website, including project pages, guides, images and anything our WhatsApp AI agent Aiman tells you, is general information. It does not form an offer, a contract, a reservation of any unit, or a promise of any price, specification or date.
Under the Housing Development (Control and Licensing) Regulations 1989, a licensed housing developer may not advertise or sell homes without first obtaining an advertisement and sale permit from the Controller (regulation 5(1)), and the contract of sale for a landed home must be in the prescribed form in Schedule G (regulation 11(1)). Any sale of a RumahHQ home will take place only through a written sale and purchase agreement signed by both sides, after the required licence, approvals and permits are in place. See the Disclaimer for what this means for project information.
3. Daftar Minat is non-binding
Registering interest tells us what kind of home you want, so we can plan projects around real demand. It is free. It does not reserve any unit, does not fix a price and does not oblige you to buy, or us to sell. You may ask us to remove your registration at any time. This is how a registration moves towards a purchase:
- Daftar Minat Free and non-binding. No unit is reserved and nothing is paid.
- Eligibility check Optional: a pre-qualification with LPPSA or a panel bank, only if you ask.
- Project launch Only once qualified registrations reach 1.5 times the number of homes, and the required approvals and permits are in place.
- Your decision You receive the launch details and decide freely whether to buy.
- SPA A sale happens only when both sides sign the written sale and purchase agreement.
Until step 5, either of us can stop at any time with no cost.
4. Calculators and estimates
The eligibility calculator works out an estimate from the figures you enter and from published rules and rates, whose effective date is shown with every result. It is an estimate only. It is not an approval, an offer of financing or financial advice. LPPSA or the bank decides whether you qualify and for how much, using your full documents and its own rules at the time you apply.
Example: an estimate that changes
Puan Rosnah enters her basic salary and allowances and the calculator shows an estimated eligible amount. When she applies, the bank also counts a car loan she forgot to enter, so the approved amount is lower than the estimate. The calculator was not wrong about her inputs; the inputs were incomplete. That is why a result is an estimate only, and why the lender's decision is the one that counts.
5. Accuracy of content
We work to keep the website accurate and current. Figures from outside sources, such as financing limits or incentives, name their source and the date we read it, but rules and rates change and the official source always prevails. Project details, images and specifications may change, subject to approval by the authorities. Artist's impressions and illustrative images are labelled as such.

7. Forms, WhatsApp and your details
When you send a form or message us, please give accurate details and only your own, or another person's with their consent. How we handle your personal data is set out in the Privacy Notice.
Aiman is an AI agent. It can make mistakes and cannot agree terms, prices or approvals on our behalf. Confirm anything important with our team in writing.
8. Intellectual property
The RumahHQ name and logo, and the text, images, illustrations, designs, calculators and code on this website, belong to RumahHQ Development Sdn Bhd or its licensors. You may view and share pages for personal, non-commercial use. Any other use, including copying into another website, advert or listing, needs our written permission.
9. Links to other websites
We link to other websites, such as LPPSA, the banks, government agencies and legal texts, for your convenience and as sources. We do not control them and are not responsible for their content, availability or privacy practices. Their own terms apply.
10. Limitation of liability
The website is provided as it is. To the extent permitted by Malaysian law, RumahHQ is not liable for any loss arising from reliance on information on this website, from a calculator estimate, or from the website being unavailable or interrupted.
Nothing in these terms excludes or limits any right that the law does not allow to be excluded. For example, section 6 of the Consumer Protection Act 1999 provides that the Act has effect notwithstanding anything to the contrary in any agreement, and that a supplier who purports to contract out of it commits an offence. Where that Act applies to you, your rights under it are unaffected.
11. Governing law
These terms are governed by the laws of Malaysia, and the courts of Malaysia have jurisdiction over any dispute about them.
12. Language
These terms are published in Bahasa Malaysia and English. If they differ, the Bahasa Malaysia version prevails.
13. Changes to these terms
We may update these terms. The date at the top of this page shows the latest version, which applies from the time it is published. Please check this page from time to time.
14. Common misunderstandings
- Treating a registration of interest as a purchase. Only a signed SPA sells a home.
- Treating a calculator result or a chat answer as an approval. Only LPPSA or the bank approves financing.
- Relying on an old figure. Check the date beside any rate or limit, and the official source.

Does registering interest bind me to buy?
