What's inside
Ten short chapters, written in plain language for families, not lawyers. Here is what each one covers.
- 1 Introduction: Your Land, Their HomesWhy so much family land in Selangor lies idle, and how a joint venture (JV) can connect that land with civil servants and young families looking for landed homes.
- 2 Three options for your land: leave it, sell it, or a JVA side-by-side comparison of capital needed, value received, ownership, the work involved and the effect on inherited land.
- 3 What a land JV is, and the forms a landowner's share can takeThe landowner contributes the land; the developer contributes expertise, capital and work. Your share can be finished homes, a share of sales value, or a hybrid.
- 4 Inherited land: from shared land to homes for the heirsHow developing the land as one project avoids dividing it into unusable pieces, and how the family's share can be distributed by agreement, for example one heir, one home.
- 5 The RumahHQ JV process in 8 steps, with target timingsFrom the first contact to development: the conversation, site visit, free preliminary report, JV proposal, letter of intent, agreement and development.
- 6 Protections for landowners that can be included in the agreementSix common worries, from losing the land to heirs who disagree, and the protection that can be included in the agreement for each.
- 7 Why RumahHQOur focus on 1 to 8 acre land, our financing panels, launching only after demand is proven, and the progress records we will keep for every project.
- 8 Frequently asked questionsEight questions landowners ask most: capital, what you will receive, agricultural land, undivided inherited land, timing, changing your mind, approvals and family purchases.
- 9 Document checklistThe documents to prepare for the preliminary feasibility report, and what to do if some are missing.
- 10 Next stepsThree ways to get your free preliminary feasibility report: the form, WhatsApp or a visit to our Klang office.
Who this guide is for
The guide is written for families who have land but not the time, capital or experience to develop it themselves.
-
Heirs of inherited land
Several names on one title, shares too small to use, and a family that finds it hard to agree.
-
Owners of idle agricultural land
Quit rent paid every year, undergrowth spreading and a risk of encroachment.
-
Retirees and families planning ahead
Land you want to turn into homes for your children, or a lasting asset, without selling it.
-
Owners weighing an offer to buy
You have an offer for the land and want to compare selling with a JV before deciding.
Three key takeaways from the guide
-
1
A JV is not a sale
In a JV you contribute the land instead of selling it. The developer bears the development costs, and you receive the share agreed from the start: homes, a share of sales value, or both.
-
2
Protections are negotiated, then written down
Protections such as the land returning to you if approvals are not obtained in time can be included in the agreement. Only what is written in the final agreement counts.
-
3
Every piece of land is different
There are no package rates. What your land can support depends on its location, size and status, which is why the first step is a free preliminary feasibility report.
A preview of chapter 2: leave, sell or JV
A side-by-side comparison of capital needed, value received, ownership, the work involved and the effect on inherited land.
| Leave the land | Sell the land | JV with a developer | |
|---|---|---|---|
| Capital needed | Quit rent and continuing upkeep | None | None (the developer bears the development costs) |
| Value received | No return | The price of raw land today | A share of the value of finished homes |
| Land ownership | Kept | Lost immediately | Kept until the agreed stage |
| Work involved | None, but the land can be encroached on or used as a dump | The sale only | Handled fully by the developer |
| For inherited land | Heirs keep disagreeing | Sale proceeds divided into small amounts | Each heir can receive a home |

Example (hypothetical): how a family uses the guide
Example (hypothetical): how a family uses the guide
Puan Aminah and her four siblings inherited 2 acres of agricultural land in Kuala Langat. Two siblings want a home, two would prefer cash, and one lives abroad.
Chapter 2 helps them see that selling gives only the price of raw land today, while a JV can give each heir a share of finished homes. Chapter 4 shows how a hybrid share can give homes to those who want them and cash to the others, by family agreement. Chapter 9 tells them what to gather before the site visit: a copy of the title, the latest quit rent receipt, the owners' identity cards and the list of heirs.
They then request the free preliminary report and hold one family briefing, so every sibling hears the same options at the same time.
Names and details are invented to illustrate how the guide is used.
