Construction Process

Once you sign the SPA, your home moves through a series of stages set by law. For landed homes the SPA follows Schedule G of the Housing Development Regulations 1989; strata homes follow Schedule H. Among other things, these statutory forms set the VP and DLP periods.

The milestones to know: vacant possession (VP), when the developer hands you the finished home, due within 24 months under Schedule G and 36 months under Schedule H; the Certificate of Completion and Compliance (CCC), which confirms the building complies with approved plans; and the defect liability period (DLP), 24 months after VP, during which the developer must repair defects you report in writing. If VP is late, the SPA sets liquidated ascertained damages (LAD).

This category explains those stages in plain language. The guides below go stage by stage, and the related pages describe how RumahHQ builds, publishes progress and hands over homes.
